MY MARKETING PROCESS

1. Input listing data into the Boulder and Denver Multiple Listing Service within 12 hours. Provide the Seller with a copy of the MLS listing so that they can see if there are any changes, which they want to make.

2. Digital Marketing Plan. Knowing that Buyers searching the internet love pictures, I will take 12 pictures of the home, inside and out for the Multiple Listing Service and other web sites where I will display your home.

3. I will provide a Virtual Tour of your home, which will be available on all the web sites that offer this option, on which your home is marketed. Most agents only offer this service on their higher priced homes, if they even offer it at all! Statistics show that homes that have Virtual Tours available are viewed twice as often as homes without.

4. Place Coldwell Banker For Sale Sign in yard with Brochure Box that is kept full of brochures for prospective buyers. I want any possible buyers to be able to see if this home is right for them. And if allowable, put up Directional Signs to house.

5. Place AON Home Warranty Rider on sign if applicable. Home Warranties help get 3.3% higher selling prices, 29% better chance of selling the homes, and 15% less time on the market. Have Seller pay the $75.00 for the extra furnace coverage if they would like, (this can save the Seller up to $1500.00 - Average cost is over $2300.00 for a furnace). 76% of all home protection plan customers have a claim.

6. Place a Lock Box, which is a padded key safe, on the door of your home. This combination is only given out to agents who call and set up a showing of your home.

7. Place copies of the following, if applicable, inside the home with a cover sheet for any agents showing buyers the home: Plat map if available, Floor plan if available, Home Warranty Info if applicable, Square Footage Disclosure, Lead Based Paint Disclosure, Property Disclosure, and Closing Instructions. Having all of this available at the time a potential buyer is looking at the house can answer many of the questions ahead of time that they may have and can facilitate any offers in a more timely matter

8. If applicable, hold at least one Open House to expose the home to other agents and to the community. Myself or another agent with Coldwell Banker will hold this. (This is only successful less than % of the time to bring a buyer for the house, so we will discuss this more in detail at the listing time.

9. Neighborhood Marketing. I will distribute, at least, 100 "Just Listed" postcards to the people in the neighborhood noting the listing of the property. Often neighbors know someone interested in moving to the area.

10. Internet Marketing. More than 80% of buyers now initiates their home search on the Internet. I will advertise at several sites that are:
