3. deliver videotape regarding "Pricing your Home," and pamphlet regarding preparing your home for sale.

4. Prepare Comparative Market Analysis and preview, if possible, as many other similar properties for sale in the area. This will help give you a realistic price range.

5. Prepare and review the Listing Agreement with Seller.

6. Meet with Seller to discuss the best possible price. Since this is the most important factor in causing your home to sell, this will ideally be the price that we can effectively compete in the market place to get the property sold. The price that we list your home will be your decision.

7. Meet to discuss marketing plans and get Seller's approval for listing property.

8. I will consult with Seller, with suggestions on how best to prepare your home for sale. i can suggest recommended repairs and other time-tested tips that often make the difference in setting your home apart from the competition. Together, we can stage every room so that it will be seen at its highest perceived value.
