MY COMMUNICATION WITH YOU

1. I will keep my communication with the Seller honest. Sometimes people, even Realtors, will tell them what you want to hear. I will communicate with the Seller a minimum of once a week via phone, fax, email, letters, or in person. Keeping them aware of the competition and possible price adjustments that we might consider. I will contact any agents who have shown the home to get any feedback, and will then pass this information along to the Seller. (FYI - only about 5% will return the phone call with feedback). Approximately once a month, unless you request it sooner, I will mail or deliver to you a report that includes the showings with feedback and the marketing that has been done for your home. In regards to Showings; keep in mind that the average number of showings before a house sells is 20. So don't be discouraged!

2. Discuss with the Seller the specifics of each offer and their ramifications to insure their full understanding.

3. Analyze the financial aspects of all offers with the Seller and present all offers in a timely matter.

4. Sellers are free to call me anytime with questions they may have.
